Here is the good news most homeowners never hear, because the first quote in hand is usually for the whole wall: not every elevated reading means a tear-off.

A lot of failed EIFS inspections are caused by one bad detail. One kickout that was left off. A run of window joints where the sealant finally gave up. When the water intrusion is isolated and caught before it spread, you fix the entry point, dry the wall, replace what rotted, and you are done. Typically 2,000 to 8,000 dollars instead of a five-figure remediation.

We say this plainly because the relief is real, and because the opposite mistake is just as costly. We will get to that.

When a targeted repair is the right call

The probe data decides this, not the finish. A repair makes sense when:

  • Elevated readings cluster at one or two specific points, not across an elevation.
  • The rest of the sheathing probes dry.
  • The entry point is identifiable and correctable, like a missing kickout or a failed joint.
  • The damage was caught before it traveled along the framing.

Most single-point failures on the Cape Fear coast trace back to kickout flashing, which is exactly the kind of fault that stays local if you catch it. One diverter, one corner, one dry-out.

What a targeted repair involves

Open only what needs opening

We cut back the cladding around the wet area and a margin past it, far enough to confirm where the dry wood starts. You do not remove sound cladding to prove a point.

Dry and replace

Any rotted sheathing in the opening gets cut out and replaced. The cavity gets dried before it is closed back up. Closing wet wood into a wall is how a repair becomes a callback.

Correct the detail

This is the part that matters. If you patch the wall but leave the same short kickout or the same open joint, you have bought yourself the same failure in a year. New kickout flashing, properly flashed window terminations, resealed penetrations. Fix the cause, not the symptom.

Re-clad the opening to match

The patched area gets built back and finished to blend with the surrounding wall. On barrier EIFS, we detail the patch to shed water even though the original system could not.

When repair is the wrong answer

We will tell you when a repair is a bad idea, because underselling this is its own kind of dishonesty. If the readings show water in several unrelated spots, or the sheathing is soft where we open it, a patch just hides a problem that keeps growing behind a fresh finish. That is when the honest call is full remediation, and we will show you the data that says so.

The fear cuts both ways. Some homeowners want the cheap repair so badly they talk themselves past clear evidence of a bigger problem. A patch over widespread rot is money spent to make the house worse, because now it looks fixed.

The pattern we see

A late-90s EIFS home in a golf-course neighborhood came in with wet readings under two second-floor windows and a re-clad quote already written. The probe showed the sheathing was sound everywhere except one kickout at a roof-wall joint feeding those windows. We opened that corner, dried it, corrected the flashing, patched it back. Nowhere near a tear-off. That homeowner kept close to forty thousand dollars in his pocket, and the fix will hold because we corrected the actual cause.
